Client Needs or Concerns
Projects are predicated upon the building envelope needs in lieu of a mainstream one size fits all approach. This is the most critical juncture of a project where listening during the client interview and providing the appropriate solution will determine the successful path of the building owner.
Customized Evaluation
No two buildings are alike, therefore no two buildings can be evaluated the same. Cookie cutter solutions do not provide a customized evaluation, each building envelope is evaluated based on the many variables and condition specific anomalies.
On Site Analysis
On site visual condition observations are provided through the eyes of trained and seasoned individuals. Selection of these individuals are carefully screened and researched by ABEN in order to provide further analysis such as take offs and initial phase planning.
Forensic Testing
Condition and component specific as needed testing. This would include any documentation and research such as core analysis, asbestos testing, product applications rates, and so forth. These testing methods may potentially require multiple laboratories in which ABEN coordinates.
Thermal Imaging
Thermal Imaging scans are condition specific and have substrate limitations as well. Once a customized evaluation and visual observation determine the system substrate, thermal imaging scans are an inexpensive non-destructive tool provided by ABEN to snapshot the existing moisture condition in the roof assembly.
Code Compliance Review
ABEN researches and reviews the building envelope and take off with current International Building Code (IBC) and subsequent State and Local Code requirements. These reviews will provide the information to the owner if Code compliance is an issue and provide an action plan for the building owner in order to be code compliant
Budgeting
ABEN works directly with the owner with realistic budgeting per individual project based on the customer expectations. ABEN also works directly with the building owner providing long range plans and budgeting for multiple facilities as needed.
Solution Selection
ABEN provides the building owner with the appropriate solution or multiple solutions based on the owners expectations. ABEN has zero restrictions providing solution options such as warranty limitations, manufacturer restrictions and limitations, or quality performance challenges. ABEN provides the owner with a true fully customized solution avoiding common industry pitfalls.
Roof Replacement
Based on the analysis of the building, if the roof is a dead roof a tear off and replacement is necessary. ABEN delivers roofing projects to the owner as a design build solution eliminating outside negative influence.
Roof Renovation
Once again a dead roof is not a candidate for a renovation, however roof systems with core components fundamentally sound are excellent candidates and provide a fiscally responsible solution option with tax incentives. ABEN excels with roof renovation solutions in multiple building envelope scenarios.
Roof Maintenance
A fundamentally sound roof system life cycle can be extended by participating in preventative maintenance. ABEN works directly with in house staff with training and product recommendation, as well as other customized programs.
Design
ABEN reviews all of the analytical information and owner interviews to begin delivering a roofing project to the client. The design and construction document phase takes all of the accurate information proactively provided, and provides the appropriate solution for review with the building owner.
Roof Specific Specifications
ABEN consults with the building owner to choose the proper specifications based on the customers’ expectations. ABEN can provide performance, manufacturers, and even proprietary specifications based on the owners wants. Specifications are written per project, and not repetitive general conditions.
Customized Drawings & Details
ABEN works directly with manufacturers with required details. However many envelope needs require specific custom drawn detail solutions which are provided by ABEN in the construction documents for the owner.
Warranty Review
ABEN reviews all warranty requirements expected by the owner and works directly with manufacturers as well as outside service professionals. ABEN is the only company that currently provides building owners with a truly customized warranty without manufacturers limitations and restrictions.
Peer Review
Often a second set of “eyes” are needed to review specifications and drawings prior to release to bid. This service is not intended to create dissension within a design team but more of a condition specific review to ensure intent of design is met while minimizing potential for change orders.
Customized Maintenance Program
ABEN assists owners with in house maintenance and repair training, as well as product review and analysis. ABEN also works with building owners to design third party maintenance contracts with outside labor.
Construction Management
ABEN provides the building owner with hands on management on a project by project basis. Construction documents, pre-bid meetings, bid reviews, and bid qualifications are all handled by ABEN for the client as needed.
Construction Meetings
All pre-construction and subsequent progress meetings can be organized with each layer of the project process directly with the building owner.
Submittal Compliance
ABEN reviews all contractor submittals for the owner to ensure bid compliance, as well as product performance expectations by the owner.
Quality Assurance
ABEN provides the building owner with trained pre-qualified representatives for each layer of the project process. Manufacturer and product reviews, labor and contractor research reviews, and code and insurance requirements are all managed for the owner.
Job Site Inspections
As needed, ABEN researches and recruits third party professionals to inspect the project install throughout the process to provide oversight for the owner.
Project Close Out & Review
Key to the successful any project. Comparison of completed work to project documents can be crucial for future warranty issuance and coverage compliance. There is nothing worse than to find out 5 years down the road that a clerical error or oversight results in lack of coverage.
Project Completion
As the name implies, to ensure that all fees are paid, all warranties are issued and key owner documents make it to the Owners project files
